A Certificate of Substantial Completion and Certification of Final Completion are essential to be established by your architect. This is when your warranty(s) begin and the insurance requirement transfer.
What is Substantial Completion?
Substantial Completion refers to the point in which a project has been completed enough that it can be used for its intended purpose and all that is left to complete is the Architect's punch list. For example, if the project is the construction of a house, this point would come when it is up to code enough to support occupancy, although perhaps not 100% complete. Insurance policies and warrantees are affected. Bank's construction loans are affected. Do not allow a contractor to talk you into avoiding these Certifications by your Architect.

Regular Progress Reports, then Substantial Completion, then Final Completion
In order to guarantee that our clients are the first to know when the point of Substantial Completion has been reached, we provide the Industry Standard Certification. This goes beyond regular progress reports. Through these weekly or monthly detailed reports, clients are kept fully up to date on how their new building is coming along, and are notified of anything that requires their or their contractor's immediate attention.
